March 2009 - Volume 12, Issue 3 - Page 1

Denny Smart - 2006 DMBA President

It’s hard to believe it is March already! The gloom of winter in Dayton is gone and temperatures are rising and three of my favorite annual events are near: my birthday (verification that I’m still here), St. Patrick’s Day (a national holiday in my mind), and of course the NCAA Basketball Tournament (Go Flyers!).

There is good news on the work front as well as homeowners continue to refinance their mortgages and save money. First time buyers have a new incentive to buy in the form of an $8,000 tax credit that doesn’t require repayment to the Federal Government. The message to the first timers is clear – BUY NOW! Home prices are better than they have been in years, mortgage rates are at historic lows, and to top it off the IRS will give you $8,000 if you help us get the housing market back on track. What an incredible opportunity! It is our job to inform potential home owners about these opportunities and help them to make prudent financial decisions.

We also need to keep in mind that many things in our industry continue to change and that sometimes our elected state representatives make well meaning proposals that could end up having severe unintended consequences. I recently attend the OMBA “Storm the Capital” event in Columbus and had an opportunity to hear several discussions about House Bill 3, a Bill that would make Ohio an unfriendly (and expensive) place to do business due to it’s provisions for Bankruptcy “cram downs” and foreclosure moratorium provisions. A link to this bill can be found here http://www.legislature.state.oh.us/bills.cfm?ID=128_HB_3. Please take the time to review and let your representative know your feelings on the matter – I will also post two articles stating the Mortgage Bankers Association’s position on the DMBA website. Now is the time to get involved!

Remember to find some time to relax and spend some time with your families as well, you wouldn’t want them to forget what you look like!
